Q: Why have a home inspection?
A: Good question! For most of us, the home is the single largest purchase we will make in our lifetime. A typical home consists of several major systems, each with many components which all must work well in order for us to enjoy our home, and for the home to last. An inspection will help you evaluate a potential home and allow YOU to make informed decisions about it BEFORE you purchase!

Q: What kinds of inspections are there?
A: Several:

"Pre-Buy" - By far the most common inspection is the "pre-buy" inspection which is done for a potential BUYER to evaluate the condition of the home BEFORE the purchase.

"Pre-Sale" - Another type of inspection is the "pre-sale" inspection in which a potential SELLER of a home has it evaluated to see what items may need attention in order to complete a speedy sale of the property.

"New Construction" - This inspection is done throughout the building process to ensure that the materials and practices used to build a client’s new home meets that client’s standards.

"Warranty" - Following new construction, the warranty inspection helps to evaluate what items are deficient near the end of the home’s warranty period so that those items may be repaired - at the builder’s cost!

Q: How much does a home inspection cost?
A: The typical single family home inspection is around $275, more or less depending on the size, age and features of the home. For example, a 4000 square foot house with dual heating and cooling would be more than this rate, while a small townhouse or condo would be less. Many times during a home inspection, systems or components are found to be defective. Quite often that discovery may save you more than the cost of the inspection itself. Even when that doesn't happen, the peace of mind that your new dream home is safe and sound is worth the cost of an inspection.

Q: What is inspected during a home inspection?
A: At Extra Mile Home Inspections we conform to the standards of practice set forth by ASHI -- the American Society of Home Inspectors. ASHI is the leading authority on standards for the home inspection industry. Virtually all the major systems are evaluated, such as:
- Grounds
- Roof
- Exterior Components
- Plumbing
- Heating
- Cooling
- Electrical
- Interior Components
Each of these systems contains many components, and virtually all of those are evaluated too! You will find that our home inspections, while not technically exhaustive, are thorough and will give you a real sense of the TRUE condition of the house as a whole.

Q: How long does it take?
A: That depends! The general rule of thumb is that our inspections should take between 2-3 hours depending on conditions of the house and its systems. Ours average that, but we aren't ever in a rush to meet time demands. We are dedicated to YOU the client and will do a thorough inspection however long it takes.

Q: When can I schedule a home inspection?
A: In Illinois, the law says you have five days in which you must complete your inspection. That's why we offer appointments 7 days a week with absolutely no extra charges for weekend appointments or last minute scheduling. That's just one of the ways we go the "Extra Mile" for our customers!

Q: What about radon testing?
A: Radon is a cancer-causing, radioactive gas. The National Academy of Sciences 1998 data estimates that radon causes between 15,000 and 22,000 lung cancer deaths per year. Illinois law requires disclosure of high radon levels. Our radon professionals are licensed, and our testing is easy and inexpensive.
